Property Manager

A position requiring a highly motivated, affable leader possessing strong decision-making, organizational, problem-solving and supervisory skills.  As a Property Manager you will need the ability to handle multiple tasks and prioritize your workload.  You will be responsible for the operational and financial aspects of a property and meeting company goals.

Duties will include but are not limited to develop, plan and implement the budget, handle all late notices and evictions, oversee customer service, resident relations, maintenance department practices, vendor relations, marketing and leasing.  Additional responsibilities include personnel management, revenue enhancement, capital improvement, information reporting and compliance with applicable laws and company policies.

Previous property management experience is required as well as strong written and verbal communication skills and proficiency with Microsoft Office products.

Assistant Manager

The position requires a person who possesses strong self-motivational skills, is highly personable with the ability to close the sale.  Alongside the property manager the assistant manager is required to maintain the administrative aspects of the property.  Primary objectives for this position are increasing the net operating income of the community through strong leasing skills, while providing for a quality living environment for residents. Must be able to perform multiple tasks and work well in a team environment. Strong communication skills and proficiency in Microsoft Office products are also required.

Leasing Consultant

The position requires an out-going, service oriented person who possesses strong leasing, customer service, sales and administrative skills.  The leasing consultant interacts directly with prospective residents with a focus on converting leads into sales.  You will also work with the current residents to ensure resident satisfaction to achive maximum occupancy.  As a leasing consultant you need to handle administrative functions such as clerical and reception responsibilities. Affability, organization, multi-tasking and proficiency in Microsoft Office products are very important.

Maintenance Technician

A Maintenance Technician is a person who is self-motivated, well organized and works well with others to perform routine maintenance and repair. This includes preventive maintenance in order to maintain the physical integrity of the community at all times. Basic skills to include carpentry, plumbing, mechanical and electrical. Duties include but are not limited to handling resident service requests, ensuring all make-ready repairs are completed, and inventory management of maintenance supplies. Previous experience in plumbing, electrical, HVAC, carpentry and general maintenance is required. Must possess strong customer service and communication skills, the ability to complete multiple tasks with strong attention to detail. Must be available on an as-needed basis for after hours and on-call emergency service.

Caretaker

A position for performing the general custodial functions required to maintain the appearance and cleanliness of the property. Duties to include but are not limited to cleaning, dusting, vacuuming, general debris removal and handling minor resident concerns. Making apartments lease-ready when vacant, maintaining hallway and general grounds appearance, as well as possible snow removal and / or lawn care. Reliability and self-management are required.

Area Manager

A position for a highly motivated person to oversee regional property operations. This person is responsible for the overall profitability, financial direction, coordination and evaluation of the communities under their supervision. Supervises, hires and trains several teams of managers, leasing consultants and maintenance personnel to ensure maximum occupancy, budget and profit standards and high renewal rate for the properties. Oversees completion of all necessary paperwork and ensures proper customer service. May also serve as a point of contact for the community. Should be familiar with a variety of the daily concepts, practices, and procedures as well as have several years experience as a property manager. Areas of knowledge include personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with applicable laws. Must be able to perform a variety of tasks and lead and direct the work of others with an enthusiastic approach.
